The Design Phase
Step 1 - Design and Planning
We manage the full design phase from first concept to construction-ready plans, aligning every decision with your vision, budget, and timeline. As an independent project manager, we represent you and not the builder, and our in-house architect means design and licensing are handled under one roof.

Architects
We select and appoint the right architect based on your project goals and property type
We work directly with the architect on layout and design to maximise both functionality and value
We apply value engineering throughout to keep quality high and costs controlled
Interior Design
We recommend and coordinate interior designers suited to the client’s style and end goal
We advise on materials, finishes, and specifications to deliver a cohesive high-end result

The Build Phase
STEP 2 - Construction Management
Once permits are in place, we take full control of the build and the client does not need to be in Spain at any stage. We manage everything on the ground with weekly reporting, transparent budgeting, and experienced local oversight.
Contractor Selection
We run a transparent tender process comparing building companies
Builders are selected on how well they fit the project, their track record, and their reliability, not on price alone
Our in-house legal team prepares watertight contracts before any work begins
On-Site Supervision
Our team attends the site every week, coordinating all contractors and suppliers
We send clients weekly written reports, progress photos, and on-site videos
Clients based in Spain attend bi-weekly on-site meetings throughout the build
Financial and Quality Control
We track all invoicing, certifications, and cash flow throughout the build

The Handover Phase
Step 3 - Post Construction
The project is not finished until every detail is resolved and the client has full legal clarity. We stay involved through to handover and beyond.

Snagging and Inspections
We oversee a detailed snagging process in collaboration with the contractor and architect
We attend all final inspections and sign-off meetings on behalf of the client so clients do not need to travel to or be in Spain for the completion process
Documentation and Warranties
We obtain and transmit all warranties, manuals, and contractor submittals to the client
All completion letters, occupancy licences, and sign-off documentation are compiled and delivered. Our in-house lawyer reviews all handover documentation before it is accepted
Post-Completion Support
We coordinate any required maintenance contracts with vendors after handover

Do I need to be in Spain during the renovation?
No. We manage the entire project on the ground and keep you updated every week through written reports, photos, and on-site videos. Most of our clients are based abroad throughout the entire process.
How involved do I need to be?
As little or as much as you prefer. Most clients approve key decisions remotely and leave the day-to-day execution entirely to us. You will never need to chase us for an update.
Can you assist with licensing and technical aspects?
Yes. Our in-house architect handles every licence application directly, from minor works to full structural renovations. This ensures nothing is missed and there are no surprises later.
What type of properties do you work on?
We have managed renovations across 2-bedroom apartments, townhouses, and large villas. Projects have ranged from €200,000 to close to €1 million in renovation cost, from Sotogrande to Málaga.
How long does a renovation typically take?
Apartments of 2 to 4 bedrooms typically take 6 to 7 months including furnishing. Houses of 3 to 5 bedrooms take 9 to 10 months. Larger villas can take up to 12 months. We always recommend a 10% buffer on timeline.
How is the cost structured and can it change?
We provide a free quotation within 2 to 3 weeks of the initial site meeting. Once the quotation is signed off, the price is fixed. Our fee is also locked in from the start and does not change regardless of what happens during the project.
