The NIE is the first thing you need to do anything legally significant in Spain. Without it, you cannot buy a property, open a bank account, sign a contract, or pay taxes. It stands for Número de Identificación de Extranjero, which translates as Foreigner Identification Number, and it applies to every non-Spanish national regardless of nationality or residency status. The good news is that once you have it, it is yours for life and never needs renewing.

Before attending your NIE appointment, make sure you have the following:
Form EX-15 completed in Spanish, two copies (English versions are for reference only)
Original passport and a photocopy of the biographical data page
Form 790 Code 012 completed and stamped as paid at a bank before the appointment
Proof of why you need the NIE, such as a property purchase agreement, mortgage contract, or official letter
Some provinces require passport-size photos, check local requirements before attending
The EX-15 form must state a specific reason for needing the NIE. Vague reasons get rejected. Property purchase, opening a bank account, or signing a contract are all accepted reasons.
The NIE tax fee in 2026 is €12. This is paid in advance at a bank using Form 790 before your appointment. You cannot pay at the appointment itself.

Step 1 - Book an appointment (cita previa)
You must book your NIE appointment on the official Spanish government website, choose your province, fill in your personal information, and confirm your appointment. In busy areas, waiting times can be 4 to 8 weeks.
Step 2 - Complete Form EX-15
Download the form, complete it in Spanish with your personal details and the reason you need the NIE. Print two copies.
Step 3 - Pay the fee
Complete Form 790 Code 012 and pay €12 at any Spanish bank before your appointment. Bring the stamped receipt.
Step 4 - Gather your documents
Bring your original passport, photocopies, both copies of EX-15, the stamped 790 receipt, and your proof of reason.
Step 5 - Attend the appointment
Submit all documents in person at the designated police station or Foreigners' Office. The NIE is typically issued within 1 to 3 weeks.

TIE: the physical identity card issued to non-EU residents, the NIE number is printed on it

The NIE is a simple process once you know what to expect, but it causes unnecessary delays for buyers who leave it too late or arrive at their appointment without the right documents. Apply early, use a lawyer to handle it if you are not in Spain, and make sure your form is in Spanish with a clear reason stated.
